Manage Common Elements
- Oversee building systems operations and general maintenance and repairs
- Implement preventative maintenance program

Manage corporate funds

- Maintain separate reserve fund for capital repairs of the common elements
- Prepare annual reserve fund budget for board approval
- Arrange for a reserve fund study as required

Condominium Authority of Ontario (CAO)
- Advise the Board of Directors regarding compliance with CAO regulations, including board of director training requirements
- Pay annual CAO assessment fees on behalf of the condominium corporation
- Submit annual CAO “Condo Returns” and “Notice of Change”
- Register corporations not yet registered
Additional Services
- Provide unitholders with an online “Resident Portal” where they can view account information, submit requests, and communicate with our staff (board members have further access to financial and property reports on the portal)
- Prepare and execute status certificates
- Meet with the Board of Directors regularly
- Schedule and arrange facilities for meetings of the owners
- Offer unit owners a preferred rate for rental property management
